Opening hours

At present Hardy’s Well is open Monday to Sunday from 4pm until 11pm daily. We intend to extend these hours, opening from Monday to Sunday,10am until 12am in agreement with licensing laws. From 10am we will open as a café which will run until we open as a pub, selling alcohol after 6pm until 12am and 11pm on Sundays.

Equipment and other resources

Cafe
What is the kitchen like, how big, how modern? What is its full capacity/how many people can it serve? fridge/freezer space etc. Will it be mainly fresh or frozen or bought in produce?

The café will sell only vegetarian food products. (Have we decided who the supplier will be?)When the allotment in Hardy’s Well garden yields a crop, the produce generated may be used by the café. (will it?)

There are male and female toilets already installed on the premises. There is currently no disabled toilet but funding applications are underway to ensure the space is fully accessible.

Pub
As Hardy’s Well is currently fully operational as a pub it is equipped with a bar area and working draught fonts, behind bar fridges and spirit dispensers. The alcohol license will be transferred with the sale. We will be provided with the majority of alcohol (we will be tied on all barrelled and bottled beer, but not spirits or wines) from the pub company enterprise inns. Through them we will prganise deliveries of the beers, and will buy some spirits and wimnes through them and some from other sources (organic beers, cash and carrys and local sourced brewers)

Bookstore/library
There will be books donated from the basement and other previous libraries. There will be books donated from private individuals and from organisations such as AK press. Beyond that we hope to add from further private donations during our tenure at the pub.

Art
The intended art exhibitions will display art from the local area and further afield. Has anyone shown interest in this already? Will they be donated and sold to create funds? Who gets to display their art? Do community art groups exist if so what are their names and are they interested or will we encourage new groups?

Details of premises (need floor plans up and measurements to be more accurate, could include in business plan and then refer to as section A,B,C etc)

The premises of Hardy’s Well consists of a ground floor (measurements) upstairs space (again) a cellar ( ) and a garden

Ground floor
The ground floor is the only area that is in use presently and includes the bar which is (measurements) centrally located and has a panoramic view of the ground floor premises. This will be maintained as a bar space/converted/used as a counter for the café during the day and become a bar in the evening? The library, art space and meeting space will be located on the ground floor.

The library will be located directly opposite one side of the bar (section B of the plan) to ensure that books remain in full view of staff. Section C, which is located at the far end of Hardy’s well will be cordoned off as a separate meeting space for groups to book. The dotted line on the plan indicates where the partition will be put in place. The partition will not be permanent but will attach to…things- one of those sliding folding bits of plastic with hinges and wheels? (was that what was suggested?) so section C can be utilised to create a larger space during fundraising events.
Section A on the plan will used as an alternate art and gig space. This section is situated by the window so that it may encourage people to enter Hardy’s Well is they are interested by the live music or art on display from the road.

Upstairs
Four rooms will be rented out at £55 per room (put this down for now as in between two proposals of 50 and 60-maybe check reasonable housing rate prices in local vicinity) per week. (Measurements of rooms- same size, if bigger do they vary in rent?) There is a shared bathroom (measurements) which contains toilet, sink, and shower? The fifth room will be a shared living space for the use of residents.

This space will not be open to the public. It is currently used as a residential space and meets UK standard living requirements. What about a kitchen? Will they share the café’s? If so is this legal?

Cellar
A section of the cellar will be used as a cinema space where educational documentaries and entertainment media can be shown. There is ample ceiling height in this section, marked D on the plan, and it is adjacent to the boiler ensuring a good temperature during winter months. Storage space and the Keg store in the cellar can be locked to restrict public access.

Garden
The garden currently has a small paved area (how big) and a turfed section with wooden benches. We will convert this space into a vegetable allotment (dimensions)

The garden is currently enclosed by an iron fence which we plan to add a gate to ( Is there a gate? Could be a good idea?) to create an extra exit in case of fire.

Management controls for the delivery of effective service

The café will be vegetarian and will therefore minimise the health risks associated with meat products.

All café staff involved in food preparation will attend the mandatory one day course, Health and Hygiene certificate for food.

There will be a designated health and safety officer who will receive the correct training (who?) This person can ensure all health and safety laws are implemented.

A number of volunteers are trained in first aid and we will ensure that during opening hours at least one member of qualified staff is available.

 

The upstairs has a kitchen according to Robbie’s diagram, and there is an existing (locked) gate from the garden to the street.

Re the cellar/cinema proposal, i’d like to add “if lift access can be provided” (and maybe mention access grants again there).

The Local Housing Allowance rate for shared houses/flats in South/Central Manchester is £64 per person per week.
